

Your sale contract must be accompanied by a series of documents that provide potential buyers with all the basic technical, legal and qualitative information they will need to know about the property before making an offer.
You (the seller) are responsible for getting all the required documents. Real estate agents must have a draft contract and all the documents before they can advertise your property or offer it for sale.
You will need:
- A building conveyancing inquiry conducted by the ACT Planning and Land Authority (ACTPLA) which provides copies of the:
- Certificate of occupancy
- Survey Certificate;
- Approved building plans;
- Drainage plan; and
- A building file summary sheet
- An energy efficiency rating (EER) statement (details information about the energy consumption and efficiency of a property)
- A pre-purchase building and compliance inspection report (information about the structural soundness of a property and whether structures on the land have been approved under the relevant legislation)
- A pre-purchase pest inspection report (details whether the property is affected by termites and/or other structural pests)
These are your declaration of your knowledge of the condition of the property, but legislation requires you engage an expert to produce the reports you present.
